Part of Turning hotel demand into bookings: a practical marketing guide
A guide to nine hotel marketing plays worth adapting
Nine hotel marketing plays, each pairing a named demand problem with a bookable offer and the booking metric that proves it worked for hoteliers.
What to take away
- Each play below pairs one demand problem with one bookable offer and one measure.
- The named programs are real and checkable; the numbers are not, because none are published.
- A play only transfers if your property has the inventory, staff and booking path to deliver it.
- Test on a need date you can staff, then keep the result next to the decision.
- If a play needs rights, staff or a product function you lack, label it unsuitable rather than copying its look.
Nine plays, named
Hotel marketing examples are worth reading only when you can see the demand problem, the offer and the measure together. The nine below come from named brands. Copy the mechanism, not the numbers.
| Play | Brand and program | Demand problem | Bookable offer | Measure |
|---|---|---|---|---|
| Sunday gap | Kimpton's nightly Social Hour | Friday and Saturday sell out, Sunday sits empty | Sunday night with a late checkout you can staff, timed to the Social Hour | Incremental Sunday room revenue |
| Renovated room | Marriott Bonvoy's room type guarantee on direct bookings | Guests book a category, get a different room | Exact room photos, dimensions and named improvements, with compensation set in the program terms | Completed stays by room type |
| College weekend | Graduate Hotels, part of Hilton since 2024 | Parents need a bed on move-in and game weekends | Two nights with parking, breakfast and verified drive time | Profitable two-night bookings |
| Project crew | Homewood Suites by Hilton and Home2 Suites by Hilton | Crews need weeks, not nights, plus billing that clears | In-suite kitchen, laundry, parking, quiet hours, direct billing | Retained room nights |
| Small meeting | Hilton EventReady and IHG Business Rewards | Planners need a room, food and AV quoted fast | One package with a stated response time | Qualified proposals issued |
| Accessible stay | Choice Hotels' room-level accessibility filters | Guests cannot tell which features are in the room | Reservable, described room features and trained staff | Reservations delivered as described |
| Airport disruption | TWA Hotel at JFK, Grand Hyatt at SFO, Westin Denver International Airport | A cancelled flight strands travelers at 11pm | Terminal-connected rooms, late arrival, food, flexible cancel | Qualified last-minute stays |
| Service recovery | Revinate and TrustYou guest feedback tools | A bad stay becomes a public review | Direct correction plus a supported rebooking path | Cases resolved without recurrence |
| Known guest return | Revinate Marketing and Cendyn CRM | Past guests never hear from you again | Occasion offer built on permitted history | Incremental repeat contribution |
Two of the nine are worth studying first: Graduate Hotels and Homewood Suites by Hilton. Both sell a problem rather than a room.
Hilton bought Graduate Hotels in 2024. Its properties sit in college towns such as Ann Arbor, Michigan, and Berkeley, California, where move-in weekends and game weekends fill the calendar faster than any rate change.
Homewood Suites by Hilton puts a full kitchen in every suite, and Home2 Suites by Hilton does the same. That is what a crew books for three weeks, along with laundry, parking and a bill that clears.
Kimpton runs a nightly Social Hour, typically with complimentary wine. A Sunday offer can hang on a time guests already recognize.
Hilton EventReady gives a planner a named meeting standard to quote. On Choice Hotels' brand sites, a guest can filter by room features rather than one accessible label.
Rate and availability come from the live source
Google's hotel rate FAQ explains how properties on its stated setup manage rates and availability, and it lists the limitations: closure behavior, discounts, display and reporting. Product behavior changes, so read the live page rather than a saved copy.
Tested Offer Checklist
- Tested source or feed
- Working booking page
- Named inventory owner
- Correction route
- Guest promise front desk can keep
Any offer that reaches a third-party surface needs a tested source or feed, a booking page, an inventory owner and a correction route.
Never advertise a length-of-stay discount, room or date the final booking path cannot deliver. A tested offer still needs a guest promise the front desk can keep, which is where guest loyalty marketing starts.
Read travel signals at the right scale
NTTO's March 2026 total international travel report gives a dated monthly U.S. arrival measure. One national month cannot validate a hotel offer. It can prompt you to check your own origins, air access, local events, search demand and booking pace.
Assumptions Before You Test
- Reachable guests
- Inventory
- Full price
- Travel access
- Booking window
- Service capacity
- Channel cost
- Expected action
Write the assumptions before you test. Name reachable guests, inventory, full price and travel access.
Also name booking window, service capacity, channel cost and expected action.
Then name baseline. Then run a bounded test and keep the failures.
Build the evidence record
The NIST Privacy Framework starting guide outlines a voluntary process for identifying and managing privacy risk. Use it to assign data and response owners. It is not legal clearance.
The W3C information and relationships explanation says visual structure and relationships should also be programmatically available. Apply that check to booking widgets, menus and guest messaging, then test the live page with the users and technology in scope. Accessibility obligations sit with the DOJ's ADA Title III guidance and WCAG; confirm your position with qualified counsel.
Evidence Record Fields
- Audience
- Source data
- Identity rule
- Business constraint
- Decision
- Outcome window
- Next review date
- Earlier-check trigger
If a play needs rights, staff or a product function you do not have, label it unsuitable instead of copying its visible result. Before transferring any pattern, check the common hotel marketing questions.
Keep the evidence beside the decision so a reviewer can reproduce the reasoning without asking you. Set the next review date and name the change that would trigger an earlier check. Record the options you rejected, because the constraint that ruled them out may later move.
Common questions
Can these plays be copied directly?
No. Rebuild these for your property:
- demand
- terms
- proof
- service
- economics
- permissions
- measurement The named programs show a mechanism, not a template.
Which play is safest to test first?
Pick a clear need period with stable inventory, a simple promise, reliable delivery and an outcome your team can verify. The Sunday gap and the small meeting package usually qualify.
Does a package need a discount?
No. It can cut planning friction or bundle services guests already buy, while protecting rate and contribution. Measure contribution, not the discount line.
Where do the figures come from?
None are published, so none are quoted here. Substitute your own ADR, channel cost and repeat-stay rate, or take the current national figure from the source linked above.
